Developer Glenveagh's Hollystown residential project in North County Dublin showcases the efficiency and sustainability of ICF technology.
The development was designed by Doran Cray Architects with consultant engineers Paul McRael and ICF installer Daly Construction.
There were complex design challenges, including the integration of 5.2 metre wide carport openings into terraced houses, while achieving cost efficiency, sustainability and architectural integrity.
Superstructure works began in May 2022 and the ICF package completed in October of the same year.
Structural design
The carport design necessitated substantial structural support for wide openings, which would typically require RSJs. The project aimed to avoid the complexities and costs of traditional solutions while ensuring compliance with building regulations.
The Amvic ICF system provided an alternative to RSJs, utilising the system’s inherent structural strength to distribute loads efficiently. This eliminated the need for additional steel reinforcements and heavy structural components, simplifying construction, reducing material and labour costs and enabling a cleaner architectural design.
The terraced houses, complete with large carports, achieve a balance of aesthetic appeal and structural integrity thanks to the flexibility of the Amvic ICF system.
Tight project timelines
The scale and complexity of the project demanded a construction method capable of meeting strict deadlines without sacrificing quality.
The modular design and ease of installation associated with Amvic ICF allowed Daly Construction to efficiently handle the intricacies of terraced houses, carports and roof gardens, ensuring the project remained on schedule.
Cost management
Achieving cost efficiency was crucial given the scale of the development and the technical demands of the carport design.
By eliminating RSJs and other materials and streamlining labour-intensive processes, the Amvic ICF system significantly reduced construction costs. Its excellent thermal performance also ensures long-term energy efficiency benefits for homeowners, adding further value to the development.
